The Philippine Stock Exchange slipped back below 6,000 this week. March inflation came in at 4.1%. The International Monetary Fund cut the country’s growth forecast. A lot of noise.

But the companies on my radar kept paying on schedule. This week’s issue introduces real estate investment trusts, or REITs — Philippine-listed companies required by law to distribute at least 90% of their income to shareholders four times a year.

Trades at ₱13.80. Pays ₱0.25 per share every quarter — four times a year. Annualized ₱1.00/share. Backed by Megaworld’s office portfolio (Eastwood City, McKinley Hill, McKinley West, Iloilo Business Park). Watch note: the payment is flat, not growing.

13 consecutive years of quarterly dividends. The Philippines’ largest bank by assets, trading at ₱119.50 — approximately at book value. Quarterly dividend grew from ₱0.99 in 2025 to ₱1.10 in 2026 (+11%). Only about 25% of profits distributed — plenty of room to grow. Consistency anchor, not yield champion.
AREIT · AREIT Inc. (Ayala REIT) 6.16%
Trades at ₱40.25. Quarterly payout of ₱0.62. The Philippines’ first REIT — listed since August 2020. Sponsored and majority-owned by Ayala Land. Diversified across offices, retail, hotels, and industrial sites in Makati, Cebu, and other locations. Payout is growing: +6.9% year-over-year.

One Thing to Watch

The Bangko Sentral ng Pilipinas meets Thursday April 23. Analysts are split: at least one major bank expects a 25 basis-point rate hike; others expect a hold at 4.25%. Either way, MREIT’s 7.26% yield and AREIT’s 6.16% are still materially wider than any time deposit. The gap stays wide.
